Lincoln Property Company Facilitates Industrial Deal

Lincoln Property Co. Southeast has arranged the sale of a 56,600-square-foot office/industrial building located in Norcross, Ga. Lincoln’s Vice Presidents Chip Sipple and Jeff Henson closed the deal on behalf of the seller, Flooring International Distribution Inc. Young Georgia Properties LLC has already moved into the building for which it paid $3.5 million.

Located at 4261 Communications Drive, the property features 11,597 square feet of office and showroom space with an open/functional floor plan. Additionally, the building also incorporates a mixture of private offices and open work areas, as well as a 44,389-square-foot warehouse featuring 24-foot clear heights, drive-in and dock-high loading. The previous owner decided to downsize the property into a space that better fits its operations. The asset situated on a 4.75-acre land parcel includes ample surface parking, landscaped environment and easy access to major roadways including I-85 and I-285.

With a functional floor plan, top-of-the line features and a large warehouse, this Communications Drive building represented a tremendous opportunity for the new owner,”  Sipple said in prepared remarks.
