Lincoln Negotiates Leases at Atlanta’s Live Oak Square

Lincoln Property Co.'s Michael Howell, Hunter Henritze and Caroline Cole closed three new deals at the property on behalf of the landlord, HighBrook.

Lincoln Property Co. Southeast negotiated a new lease, a lease expansion and a lease renewal at Live Oak Square, a Class A, 200,000-square-foot office building in Atlanta. The asset recently underwent an extensive renovation program that included an exterior refurbishment and interior modernization.

Lincoln Senior Vice Presidents Michael Howell and Hunter Henrizte, along with Senior Leasing Associate Caroline Cole, represented landlord HighBrook in the lease negotiations. Senior Vice President Michael Jones and Vice President Hugh Rader of Cresa represented Wholesale Trading in the new 1,495-square-foot lease. Aaron Sommer, senior managing director at Newmark Knight Frank, represented The Bartech Group Inc., which will expand its lease by 2,352 square feet. Allen & McCain P.C. renewed its lease for 8,360 square feet.

Prominent location

Located at 3475 Lenox Road N.E. in the city’s Buckhead submarket, the property features 24/7 security, on-site management, an attached seven-story parking garage with 621 parking spaces, an on-site café and a conference facility. Live Oak Square is directly adjacent to Lenox Square Mall and within walking distance of more than 300 dining, retail, banking and lodging options, as well as Buckhead MARTA stations and major roadways.

“At Live Oak Square we recently completed a nearly $5 million renovation, which has helped attract interest and increase leasing velocity. Buckhead has always been a highly desirable location that continues to attract innovative companies,” said Howell, in prepared remarks.

According to Yardi Matrix, HighBrook acquired the 10-story building from Daymark Realty Advisors in 2014 for $22.8 million.
