Kimley-Horn Extends, Expands Lease at Austin Campus

Kimley-Horn has extended its 29,621-square-foot lease while also committing to an additional 13,445 square feet at Campus at Arboretum in Austin, Texas, bringing its total square footage at the office property to 43,064 square feet. Savills represented the tenant in the transaction, while AQUILA Commercial represented the landlord, Starwood Capital Group.

Originally built in phases between 1986 and 1996, Campus at Arboretum comprises five three-story buildings totaling 317,920 square feet of office space, according to CommercialEdge data. Kimley-Horn is a tenant at Buildings III & IV, which feature a total of 119,825 square feet and 479 parking spaces, in a 4 spaces per 1,000 square feet parking ratio.

Other tenants at the III and IV buildings include Elizabeth Morgan & Associates and Headspring, while other tenants at Campus at Arboretum include vAuto, Akerman, Adjacent Technologies, Coast & Harbor Engineering, BMC Software and Freese and Nichols.

Located on more than 16 acres at 10415-10431 Morado Circle and 10814 Jollyville Road, the property is less than half a mile west of U.S. Route 183 and some 10 miles north of downtown Austin. Several retail, dining and entertainment options are available within a 1-mile radius.

A coveted Austin office campus

Starwood acquired the asset in 2019, in a joint venture with Vanderbilt Partners. Common area amenities include seating areas, a fitness center, a conference room, as well as food trucks and urban gardening areas. Last month, the joint venture landed another tenant at Campus at Arboretum. Ferrovial Services agreed to occupy 11,575 square feet of office space at the campus. Starwood currently owns more than 30 properties within the Austin market, according to CommercialEdge data.
