Keith Corp. Completes 900 KSF Spec Industrial Project

JLL has been selected as sales representative for the South Carolina property.

The Keith Corp. has completed Upstate Trade Center, a 907,400-square-foot speculative industrial campus in Greenville, S.C. The company began construction on the two Class A buildings in January 2022, marking the developer’s first foray into the Greenville-Spartanburg market. Frampton Construction Co. served as general contractor, Merriman-Schmitt Architects oversaw design services and Thomas + Hutton was the civil engineer.

Frampton is also set to serve as general contractor for Stonemont Commerce Park 840, another two-building industrial project. Developed by Stonemont Financial Group, the campus will comprise 1.4 million square feet in Murfreesboro, Tenn., upon its 2024 completion.

An industrial campus in a solid market

Upstate Trade Center came online on nearly 80 acres at the intersection of Matrix Parkway and Augusta Road. The 640,640-square-foot Building 1 has 36-foot clear heights and a cross-dock design, while the 266,760-square-foot Building 2 has 32-foot clear heights and a rear-loading layout. The property features ESFR sprinklers and LED lighting, as well as a total of 628 car parking spaces and 247 trailer parking spaces. A JLL team handles leasing and also serves as sales representative for the campus.

The property is just west of Donaldson Airport and less than 2 miles from Interstate 185, with downtown Greenville some 9 miles north. The location is also less than 2 miles from a 140-acre speculative industrial project developed by SunCap Property Group and the Real Estate business within Goldman Sachs Asset Management.

Situated between Atlanta and Charlotte, Greenville-Spartanburg has a strong industrial market with an impressive pipeline. According to CommercialEdge, more than 20.1 million square feet of space were under construction as of February; another 63.6 million square feet were in the planning and prospective stages.
