JV Plans Mixed-Use Apartment Community for Tysons Corner

The apartment construction boom that that hit the Washington, D.C., metropolitan area is showing no signs of slowing down. If anything, it looks like it’s getting stronger, as developers announce more and more projects with almost every passing week.

On Feb. 14, a joint venture between Kettler and PS Business Parks L.P. announced it had filed an application with Fairfax County to redevelop a Tysons Corner office property into a luxury mixed-use apartment community. The project is expected to deliver between 275 and 400 units. PS Business Parks is the owner of the six-story office building, while Kettler is the project’s lead developer.

At the moment, the project is named 7915 Jones Branch Drive. It calls for the construction of a mid-rise apartment complex with studios as well as one-,two- and three-bedroom luxury units. The apartment community will feature a rooftop pool terrace, a lushly landscaped courtyard, resident lounges, technology centers and entertainment spaces. The developers will also construct a small public park, with a dog park, play area and open lawn space.

In a press release, the developers said the project will be designed to serve the residential commuter.  It will be close to jobs, shops and entertainment, as well as two new Silver Line stations.

Baltimore’s Design Collective Inc., an award-winning architectural firm, is the project’s architect, with Parker Rodriguez Inc. as the landscape architect, and VIKA as civil engineer. Kettler said that the project will be LEED certified and that it has applied for the requisite approvals from Fairfax County’s Department of Planning and Zoning. The developers hope to break ground in late 2015. They did not disclose the project’s cost or its completion date.

“Tysons Corner is undergoing an exciting transformation into a vibrant urban center with the arrival of the Metro. As part of this, 7915 Jones Branch Drive, will start the process of redefining the neighborhood within the Jones Branch/West Branch loop,” said Graham Tyrrell, vice president of multifamily for Kettler, in a statement for the press.
