JV Buys South Dallas Industrial Complex

Prime Finance Partners originated more than $21 million in acquisition financing.

A partnership between Triumph Capital Group and Abilia—dubbed TT Logistics F1—has acquired I20 Corporate Center, a 385,472-square-foot industrial complex in DeSoto, Texas. Bradford Cos. sold the mixed-use asset that serves as the headquarters of Diab America, Swedish manufacturer of core products for the marine and aerospace industries.

Prime Finance Partners provided a $21.4 million acquisition loan for the joint venture, Dallas County records show. Previously, the lender provided a $20.8 million subordinate loan that also encumbers industrial properties: the 182,200-square-foot 707 Spence Lane in Nashville, Tenn., and 4051 Fondorf Drive totaling 142,223 square feet in Columbus, Ohio.

JLL Capital Markets represented the seller in the Texas transaction. Recently, JLL also facilitated an industrial asset sale in another Dallas suburb. The brokerage assisted Sentinel Capital in the sale of the 144,128-square-foot KONE Industrial Facility in Allen, Texas.

I20 Corporate Center

The single-story industrial building spans more than 20 acres at 220 E. Danieldale Road, and was originally developed in 1986 and expanded six years later. I20 Corporate Center features 21 dock-high doors, a drive-up ramp, truck courts between 120 feet and 135 feet, along with clear heights ranging from 28.6 feet to 33 feet.

The single-building property has a 6 percent office build-out and is easily accessible via Interstate 20. Additionally, the asset is less than 2 miles away from Interstates 35E and some 8 miles away from Interstate 45. Notable tenants in the area include Home Depot, Steelcase and Kohler Co., among others.

At the end of 2021, the South Dallas Industrial submarket—home to I20 Corporate Center—had a 6.9 percent vacancy rate, JLL data shows. Developer interest was high in the area, with more than 16.2 million square feet of industrial projects underway as of December 2021, which accounted for more than 40 percent of the Metroplex’ total construction activity.
