IRG Buys 600 KSF Oregon Facility

Industrial Realty Group has acquired Santiam Industrial Center, a 600,000-square-foot industrial facility in Stayton, Ore. Oregon Potato Co. sold the asset for $5 million, according to Marion County records. The property previously traded in 2020 for $3.8 million, CommercialEdge data shows.

IRG plans to upgrade and revitalize the asset. As one of the largest industrial facilities in the area, Santiam Industrial Center can provide industrial, manufacturing, office, food processing and refrigerated space to the market.

The property was built in 1949 and encompasses three buildings across 50 acres. The facility offers space for multiple tenants, currently hosting the U.S. Department of Forestry and Oregon Potato Co. in a portion of the property. President of IRG Stuart Lichter stated in prepared remarks that the company’s goal is to lease the property to a variety of tenants to create more job opportunities for the community and bring a contribution to the economic status of the area.

The facility is located at 930 W. Washington St., 16.3 miles from Salem and 60 miles from Portland. The property is situated within Oregon’s agriculture corridor. Other companies in the surrounding area include RedBuilt, Helena Chemical and Jeld-Wen Windows & Doors.

Capacity Commercial Group and First Commercial Real Estate are assigned for leasing services.

Major projects for IRG

Industrial Realty Group owns 185 industrial properties across the U.S., adding up to a total of approximately 72 million square feet, CommercialEdge data shows.

In the past year, the company launched several major industrial projects including the development of two build-to-suit facilities in Suffolk, Va. And Portsmouth, Va., near the Port of Virginia, which will amount to a total of 1 million square feet.

IRG also partnered with Belzberg & Co. back in October 2022 for the redevelopment of 331 acres at San Diego’s Brown Field Municipal Airport. The $1 billion project is set to be built over 20 years.
