ICM Acquires Suburban Atlanta Office Asset

The new owner awarded Lincoln Property Co. Southeast with the exclusive property management and leasing assignment of Jefferson Plaza.

ICM Realty Group completed the purchase of Jefferson Plaza, a 118,000-square-foot, multi-tenant office building in Norcross, Ga. The new owner committed to a capital improvement program, including material exterior and interior renovations.

Located at 3169 Holcomb Bridge in the Norcross/Peachtree Corners submarket, the property was completed in 1978. The seven-story building underwent significant upgrades and features floor plans ranging from 813 square feet up to 11,348 square feet, a conference facility and a parking ratio of four spaces per 1,000 square feet.

Diverse tenant roster

ICM selected Lincoln Property Co. Southeast to handle property management and leasing at Jefferson Plaza, with Vice Presidents Shane Froman, Matt Davis and Jeff Henson spearheading efforts on behalf of the new owner. Notable tenants include WestRock, Bibliotheca and Renasant Bank.

“We are very pleased to invest in our second acquisition in this market and are fortunate to have purchased a building with such a high-quality group of tenants and individuals,” said ICM Managing Director Spencer Patton, in prepared remarks.

The asset sits on a 9-acre site on the corner of Holcomb Bridge Road and Peachtree Industrial Boulevard, providing access to Downtown Atlanta, Hartsfield-Jackson International Airport and major thoroughfares such as interstates 75 and 285, Highway 400 and Buckhead. The property is in close proximity to a wide amenity base including The Forum on Peachtree Parkway.
