HKS Signs 46 KSF Lease, Relocates to Thor Property

The social services organization will occupy part of the first floor and the entire second floor of Thor Equities' 257,000-square-foot Downtown Brooklyn office building, relocating from 57 Willoughby St.

Hellen Keller Services for the Blind signed a 30-year, 46,240-square-foot lease at one of Thor Equities’ Downtown Brooklyn office buildings. HKS will move its office from 57 Willoughby St., located just two blocks away, and will occupy the entire second floor and part of the first floor.

From warehouse to office

Located at 180 Livingston St., the Class A asset comprises 182,000 square feet of office space and 75,000 square feet of retail space, according to Yardi Matrix. The six-story property was built in 1900, and served as a warehouse until 2001, when it was converted to office.  

The property is anchored by the Metropolitan Transportation Authority. 180 Livingston St., is located in the vicinity of schools, government agencies, eateries, retailers and cafes, while Fulton Mall is just a block away. Transportation is facilitated by 13 subway lines, 16 bus lines and the Long Island Rail Road, all located within walking distance.

180 Livingston Street is the ideal building for Helen Keller Services due to its central location in Downtown Brooklyn, and proximity to surrounding areas including Brooklyn Heights, DUMBO and elsewhere in Brooklyn and Manhattan,” Thor Equities CEO Joseph Sitt said in a prepared statement.
