Daytonians are about to get more apartments, thanks to a local development firm which plans to build a major new residential project near Cornerstone of Centerville.

Miller-Valentine Group is looking to transform a 25-acre site in Sugarcreek Township into the location of Waterford at Sugarcreek, a $24 million luxury apartment complex, according to reports from the Dayton Business Journal. The project is still in the design phase but the developer intends to bring it before the township trustees this fall. If everything goes according to plan, construction could start during the first quarter of 2016.

Dave Liette, president of multifamily development for Miller-Valentine, told the Dayton Business Journal that the Waterford at Sugarcreek would be the area’s first high-end apartment development in some time. Current plans call for 18 residential buildings and a 6,000-square-foot clubhouse on an L-shaped site. The project will feature a total of 231 one-, two- and three-bedroom units, ranging in size from 866 to 1,430 square feet and with rents between $1,080 and $1,590 a month. As design is still in progress, some features could change before the start of construction.

Miller-Valentine has hired Humphreys & Partners Architects to design the apartments. The Dayton developer will build, own and manage the multi-family community.
