Google has inked a lease for the entirety of a former shopping mall in Los Angeles. Formerly the Westside Pavilion mall, Hudson Pacific Properties and Macerich is redeveloping the West Los Angeles property into a 584,000-square-foot office campus dubbed One Westside.
The tech giant will begin its 14-year lease term in 2022, when construction and build-out of tenant improvements are expected to be completed. Construction is expected to begin later this year on One Westside, the first-of-its-kind conversion from a longtime shopping mall to creative office campus.
One Westside is located close to the Expo Line light rail’s Westwood/Rancho Park station and near interstates 405 and 10. Nearby residential neighborhoods include Cheviot Hills, Century City, Westwood, Culver City, Mar Vista and Brentwood.
New Use, New Design
Gensler is designing the project and will repurpose high ceilings and a multi-level atrium and skylight to allow natural, light-filled interiors. Floor plates up to 150,000 square feet will offer flexible open layouts and the property will feature 45,000 square feet of exterior terraces and patios, as well as a rooftop amenity space with a garden deck. Additionally, the project is seeking LEED Silver certification.
“Google’s selection of One Westside demonstrates the strength of the Los Angeles tech and media industries, and exemplifies the type of creative office space that is in demand from large tech and media tenants,” said Victor Coleman, chairman & CEO of Hudson Pacific Properties, in prepared remarks.
Google has been busy over the last few months, most recently announcing its further expansion in New York City, where it will assemble a $1 billion, 1.7 million-square-foot campus on Manhattan’s West Side.
