Former GM HQ in SoCal Signs New Tenants

The recently renovated, 63,000-square-foot office building has landed seven new tenants since last year.

Los Angeles—A Lee & Associates-LA North/Ventura team has announced that Valle Vista, a former General Motors office building at 515 Marin St., Thousand Oaks, Calif., has gone from zero to more than 50 percent occupancy in 2016.

The change is credited to the Conejo Valley property’s recent renovation, completed in late 2015 by its owner, Nearon Enterprises. The building has served as GM’s corporate headquarters from 1982 until the company’s departure.

The renovation of the 4-story, 63,000-square-foot facility included major infrastructure improvements, as well as the the installation of a contemporary lobby, an open concept staircase that connects the common areas, full landscaping and covered garage parking, which is offered at no charge.

The property is within walking distance of The Oaks Mall, Janss Marketplace, Los Robles Greens Golf Course and offers immediate access to the 23 & 101 Freeways.

Valle Vista has landed seven new tenants since last year, including ADRx Inc., Slack Law and Revolution Financial Management.

Lee & Associates Principal Mark Leonard, together with a team that included Cory Richmond and Jared Smiths, spearheaded the leasing efforts.

“It is somewhat daunting to embark on leasing a completely vacant property,” Richmond said in prepared remarks, “but the first-class renovations along with the building’s prime location truly enabled us to stand apart from the competition.”
