First El Monte Industrial Infill Project in 8 Years Opens Doors

Magellan Gateway is the first major project of its type to open in the area in nearly a decade.

Los Angeles—A new industrial park recently opened in the San Gabriel Valley. The Magellan Group has officially completed the development of its $55 million Magellan Gateway project. The company has already started selling off individual buildings at the campus.

Located at 4127-4213 Temple City Blvd. in El Monte, the five-building park offers a total of 501,270 square feet of industrial space. Magellan purchased the 26.8-acre site, one of the largest infill industrial lots in metro Los Angeles roughly two years ago. The industrial campus is the first major project to take shape in El Monte in eight years.

Magellan Gateway was designed by HPA Architecture to achieve LEED Sustainable Facility certification from the U.S. Green Building Council. The facility offers grade-level loading, truck courts and finished ground floor offices, as well as 30-foot clear heights. General contractor Millie & Severson built the property on behalf of The Magellan Group.

Three of the buildings have already been sold by Magellan to Jans Investment and Management, Gill Corp. and Dream Home Temple City Boulevard, with the company currently carrying out negotiations for the remaining two. Magellan used representation from Cushman & Wakefield in all three deals.
