Final Phase at Bridge Point North Campus Underway

The third and final phase of development will comprise four buildings—namely Building VI, VII, VIII and IX—slated for completion in 2020.

Bridge Development Partners has broken ground on Phase III of Bridge Point North in Waukegan, Ill. The four-building industrial project is part of the 225-acre, master-planned Bridge Point North campus that has been under construction since 2015.

This 918,972-square-foot development, the final addition to the campus, will consist of buildings ranging from 100,314 to 500,800 square feet and will serve tenants in need of at least 20,000 square feet. All four buildings—namely Building VI, VII, VIII and IX—will feature 32- to 36-foot ceiling heights, ample exterior dock positions and drive-in doors, as well as ESFR sprinklers. Of all, Building IX has frontage along Waukegan Road and more than 100 trailer parking stalls. All buildings are slated for completion in 2020.

Bridge Development Partners acquired Point Bridge Point North campus in 2015 and ever since it worked on turning it into a Class-A industrial park. The first two phases of development materialized into five buildings: Phase I—two buildings totaling 1,027,606 square feet, delivered in 2017, which is now 100 percent leased, and Phase II—three buildings totaling 926,947 square feet, completed earlier this year and sold to a global real estate investment trust when it was 70 percent leased. Notable tenants at the campus include Amazon, Medline, Thermoflex and Bolke-Miller Corp.

Phase III, located just 1.5 miles from Interchange 94 and Illinois Route 137 and 30 minutes to O’Hare International Airport, has CBRE’s Whit Heitman, Sam Badger and Jared Paff as exclusive leasing agents.
