Exclusive: Affinius Capital Lands $55M Refi for Chicago Facility
The property came online in 2023.

Affinius Capital has obtained a $55 million refinancing loan for Venture Park 47, a 729,823-square-foot industrial facility in Huntley, Ill., according to Yardi Matrix information. Associated Bank provided the bridge note, set to mature in April 2029.
Previous financing included a roughly $46 million construction loan originated by First National Bank of Omaha in September 2022. That debt was set to mature last year.
Sitting on almost 45 acres, the metro Chicago facility is at 12150 Jim Dhamer Drive, within the I-90 Golden Corridor. Chicago O’Hare International Airport is within 35 miles southeast. Downtown Chicago is 47 miles, while Illinois International Port District is more than 60 miles away.

Completed in 2023, the distribution center has 40-foot clear heights and 72 dock-high loading doors, as well as four drive-in doors. The warehouse also has 448 car parking spots and 30 trailer stalls, along with an office component. The facility is partially leased to John B. Sanfilippo & Son, the data provider shows.
Last year, Affinius Capital refinanced another industrial facility. The company obtained a $67.4 million loan for an Amazon-occupied property in Sacramento, Calif. The fulfilment and warehouse building spans 855,000 square feet and sits on 67 acres.
Industrial loan originations registered a 56 percent increase year-over-year as of the first quarter of 2026, according to Mortgage Bankers Association. Nevertheless, the index saw a 28 percent drop compared to the fourth quarter of last year.
