The North American division of the energy company ENGIE has signed a 109,667-square-foot sublease in a recently renovated office tower in Houston. BHP subleased the space to ENGIE, while a joint venture of Nuveen Real Estate and Allianz is the landlord.
Their long-term lease at 1360 Post Oak Blvd. starts on December 2019, when it will take over floors four to nine. ENGIE is relocating from their 1990 Post Oak Blvd. offices, which is less than a mile away from their new location.
The 25-story office property at 1360 Post Oak Blvd is one of five Class A buildings within the Four Oaks Place office tower complex. The five-building project spans more than 2.3 million square feet, including the nearly 500,000 square feet of office space from 1360 Post Oak.
The five-tower office complex went through an extensive $34 million renovation in 2016 as all of the buildings were completed in 1983, except for 1500 Post Oak Blvd., which was built in 2016. After the upgrades, 1360 Post Oak is LEED-Gold certified and includes a 12,000-square-foot staffed fitness center, cafeteria, deli, the Post Oak Grill restaurant, a parking garage, a security network of 59 closed-circuit cameras that are monitored constantly.
Transwestern Commercial Services’ Executive Vice Presidents Eric Anderson and David Baker and Senior Vice President Tyler Garrett represented and are providing leasing services for the landlord. JLL’s Bruce Rutherford and Louis Rosenthal represented ENGIE and Cushman & Wakefield’s Tim Relyea represented the previous lessee.
Last August, the energy provider also purchased and secured financing for a 200-megawatt wind farm in Texas.
ENGIE and other tenants of the Four Oaks Place complex will be benefiting from a massive renovation of Post Oak Boulevard that is being tackled by the city and various companies.
Dubbed The Boulevard Project, the massive revamp of Four Oaks Boulevard reaches from Richmond Avenue and curls up to the I-60 Frontage Road. The overhaul includes incorporating 1000 oak trees, widening sidewalks to 12 feet and creating dedicated express bus lanes, while maintaining the existing six traffic lanes throughout all of it.
The major project is split into phases and construction is continuing while maintaining the accessibility and usability of the boulevard. Currently, the project is working on the dedicated bus lanes, while having recently completed installation of oak trees in certain segments.
