Duke Realty Sells IL Industrial Building

Neuco, a distributor of HVACR replacement parts, acquired the roughly 145,000-square-foot Bolingbrook property to serve as its new corporate headquarters.

Duke Realty has sold its 144,982-square-foot industrial facility in Bolingbrook, Ill., to Neuco, a distributor of HVACR replacement parts. The buyer, which was looking for a new headquarters to relocate its 130 employees from Downers Grove,Ill., paid $9.4 million for the asset, according to information available on real estate database Yardi Matrix.

The asset is located at 515 W. Crossroads Parkway, two miles from the interchange between interstates 355 and 55. Built in 2000 on a 7.5-acre site, the facility features 24-foot clear heights, one grade-level loading door, seven dock-high doors, insulated ceilings and ESFR fire sprinklers. The parking lot can accommodate up to 96 vehicles.

NAI Hiffman appointed Executive Vice Presidents John Whitehead and Jeff Fischer to represent the buyer in the transaction. The brokerage company is also the leasing agent for the nearby Interstate 55 Logistics Park. Lee & Associates’ Principals Terry Grapenthin and Jeff Galante worked on behalf of the seller.
