Duke Adds Tenant to Miami Industrial Logistics Center

Cushman & Wakefield has negotiated a long-term lease at Miami Industrial Logistics Center, a three-building warehouse and distribution center in the Hialeah Gardens submarket of Miami. Pro Intermodal LLC will occupy a total of 104,616 square feet, including 2,500 square feet of spec office space.

MILC encompasses three Class A, rear-load, multi-bay buildings totaling approximately 676,835 square feet at 15002 NW 107th Ave., 14802 NW 107th Ave. and 10701 NW 140th St. MILC I and II feature built-to-suit offices, a shared truck court, 32-foot clear heights, four overhead doors per bay and ample parking. MILC III is a standalone building featuring similar construction attributes and a private, 120-foot truck court. Pro Intermodal, a licensed and bonded freight shipping and trucking company, agreed to lease half of MILC I.

Flexible landlord

The team of C&W Executive Director Wayne Ramoski and Director Gian Rodriguez represented the landlord in the lease negotiations. Duke Realty Corp. acquired the industrial park in an $80 million deal from Bridge Development Partners earlier this year, in April.

“We were able to make this deal happen so quickly because of the previously constructed spec office and Duke’s ability to deliver the space within Pro Intermodal’s truncated timetable. As a landlord, you have to be ready and flexible to accommodate a myriad of tenants with different timing expectations and needs,” Rodriguez said in a prepared statement.

Located in northwest Miami-Dade County, MILC provides access to U.S. Route 27, Florida’s Turnpike, Florida State Road 826 and Interstate 75 via NW 138th Street. The buildings sit at a distribution point servicing both Miami-Dade and Broward counties’ seaports and airports.
