DTLA’s South Park by Windsor Retail is Fully Leased

Kennedy Wilson arranged three 10-year leases totaling more than 12,500 square feet for the ground-floor retail space of the mixed-use high-rise.

Chipotle, Loit and Aveda Lifestyle Salon and Spa have inked 10-year leases totaling more than 12,500 square feet of space at South Park by Windsor in downtown Los Angeles. Kennedy Wilson brought the ground-floor retail space of the newest mixed-use high-rise to 100 percent occupancy.

The 16,000-square-foot retail space is located on the ground floor of a luxury 284-unit community at 301 W. Olympic Blvd. and targets lifestyle retailers, including chef-driven restaurants, urban retail tenants and boutique fitness tenants. Chipotle and Loit Café have already opened, while Aveda Lifestyle Salon and Spa are scheduled to open in the fall. 

The Hanover Co. developed the project, which was designed by TCA Architects and completed in 2015. Community amenities include a swimming pool and lounge area, rooftop terrace, fitness center, theater rooms and fitness center. 

High residential population density

The project is adjacent to the Fashion Institute of Design and Merchandising and surrounded by other national retailers, including Shake Shack and Soul Cycle. South Park by Windsor is half a mile from Oceanwide Plaza, a mixed-use mega-project for which Kennedy Wilson is also spearheading retail leasing efforts exclusively. The asset is also less than a mile from Staples Center, which underwent a $5 million makeover last year.

“South Park by Windsor was among the first in a wave of new construction of mid-rise, mixed-use projects that were planned when the economy turned five years ago,” said Kennedy Wilson’s Lee Shapiro, executive vice president of brokerage, in prepared remarks. “The immediate submarket has the highest density of residential population in downtown Los Angeles, as more than 7,000 of downtown’s available 10,000 apartments are located in the South Park area.” Shapiro and Justin Weiss, vice president of brokerage, were the exclusive leasing agents for the project and have more than three decades of combined sales and leasing experience in the area.
