Distribution Realty, EverWest Plan Chicago-Area Spec Warehouse

The industrial property will contain nearly 200,000 square feet in Chicago’s O’Hare submarket. JLL’s Sam Durkin and Dominic Carbonari will market the asset.

A joint venture between Distribution Realty Group and EverWest Real Estate Investors plan to build a 190,000-square-foot speculative industrial property in Chicago’s O’Hare submarket. Arco Murray will act as general contractor for the project and a JLL team led by Sam Durkin and Dominic Carbonari will market the structure to tenants.

Located at 220 York Road in Bensenville, the development site is positioned half a mile from the southern cargo entrance to O’Hare International Airport, on the southern edge of the York Road industrial corridor. The structure will also be accessible to numerous highways, with interstates 90, 290, 294 and 355 running within five miles. Building plans call for 32-foot clear heights, up to 37 dock doors, LED lighting with motion sensors and ample parking.

“The assemblage of 26 parcels on 10 acres adjacent to the Illinois Route 390 and O’Hare International Airport created a best-in-class logistics location,” said Curran Darling, senior vice president of Distribution Realty, in a prepared statement. “From this facility, our customers can take advantage of O’Hare’s South Cargo Entrance from a low DuPage County tax location, along with great connectivity to the new Western Bypass which provides immediate access to Chicagoland’s interstate system.”
