Dick’s Picks Goodyear for $40M Distribution Center

Dick’s Sporting Goods is set to kick off construction this month on a $40 million distribution center in the Phoenix suburb of Goodyear. The giant retailer is building a 600,000 square-foot warehouse at the PV303 business park. Representing Dick’s fourth major regional distribution center in the country, the Goodyear facility will serve some 160 locations in the Western U.S. and employ 120 workers upon completion in Jan. 2013. The sporting goods retailer cited Goodyear’s business-friendly environment, high-quality workforce and the backing of city officials as factors in its decision.

Dick’s bought the 50-acre parcel from a joint venture of Sunbelt Holdings L.L.C. and Rockpoint Group L.L.C. in a $5.8 million deal, the Business Real Estate Weekly of Arizona reported. Butler Design Group has been selected as the project architect, while Scottsdale –based Renaissance Cos. will handle contracting duties.

Another Scottsdale-based firm, Merit Partners Inc., is serving as the project’s development agent is Merit Partners Inc. Dick’s will pursue LEED certification by the U.S. Green Building Council. Also of note, Dick’s new distribution center will be an anchor of the 1,600-acre PV303 property, which will include up to 20 million square feet of office, distribution, industrial and retail space upon completion.

Recently distribution facilities also figured into one of the year’s largest local industrial transactions. New York-based REIT CreXus Holdings AZ I LLC, paid $33.25 million for a two-building, 640,000-square-foot portfolio located at 47th Avenue and Roosevelt Street. Colliers International represented the seller,  Alliance Beverage Distributing Co.
