Dedeaux JV to Break Ground on 510 KSF SoCal Warehouse

The team is eyeing completion for early next year.

Dedeaux Properties and Tejon Ranch Co. will break ground on a 510,385-square-foot industrial facility in Lebec, Calif., roughly halfway between Los Angeles and Bakersfield, Calif.

Fullmer Construction serves as the general contractor, and completion is slated for early next year. JLL Vice Chairmen Mike McCrary and Mac Hewett handle marketing and leasing.

The project will take shape on a nearly 25-acre site within the Tejon Ranch Commerce Center, a 20-million-square-foot master-planned development that emerged as an alternative to the Inland Empire.

Located on the Central Coast’s southern edge, the park is less than 1 mile from Interstate 5. Downtown Los Angeles is approximately 77 miles south, while Bakersfield’s city center is roughly 41 miles north.

The 1,450-acre Tejon Ranch Commerce Center is fully leased, with the tenant roster including companies such as IKEA, Nestlé, Dollar General and L’Oréal, among others. However, the park has yet to reach full build-out, with about 11 million square feet of potential future development planned.

Dedeaux’s new project will be developed on a speculative basis, with the warehouse designed for single or multi-tenant use. The facility is set to feature a clear height of 36 feet, 100 dock doors and truck courts of 185 feet.

This development will mark Dedeaux’s second project inside the Tejon Ranch Commerce Center, with its intention to build the warehouse announced as far back as 2024. That same year, the company sold its first construction within the park, a 233,000-square-foot facility, to a national clothing distributor, which relocated from the Inland Empire.

Dedeaux’s SoCal industrial stronghold

Los Angeles-based Dedeaux owns more than 14.1 million square feet of industrial space and yards, having an active pipeline of projects including warehouses, truck terminals, trailer yards and cold storage facilities.

Some of the company’s latest industrial deliveries include the Swallows Creek, a 136,401-square-foot industrial park in San Juan Capistrano, Calif., which debuted last year, marking the Dedeaux’s first ground-up development in Orange County. Another project was the 83,272-square-foot Rialto Village, a warehouse in the Inland Empire that came online in 2024.
