DC’s F1RST Residences Adds Fitness Studio

Grosvenor America’s 450,000-square-foot, mixed-use project in the Capitol Riverfront neighborhood will be getting a new 2,100-square-foot fitness center to accompany its other amenities, including a rooftop terrace, spa and swimming pool.

A new fitness center is coming to Grosvenor Americas’ F1RST mixed-use residential community in Washington, D.C. The center will be [solidcore]’s sixth in the district and its first in Southeast. The fitness company signed a lease for a 2,100-square-foot studio that will open this fall. Rory Cameron of McCaffery Brokerage LLC represented Grosvenor in the transaction.

Located at 1237 First St., SE, [solidcore]’s new fitness facility will be less than 1 mile from the Anacostia Riverwalk Trail, a block from Navy Yard Metro Station, 1 mile from Capitol Hill and minutes away from The Yards. The fitness center will be built across from Nationals Park. Other tenants of the development are Chipotle Mexican Grill, Taylor Gourmet, Chop’t, Roti and Rasa Indian Grill.

Designed to LEED Silver certification, F1RST includes a 170-key Residence Inn by Marriott and more than 24,000 square feet of retail space. According to Yardi Matrix data, the two-building, 12-story project includes 325 units (of which 23 are affordable), a swimming pool, spa, rooftop terrace and 235 parking spaces. F1RST residents began moving in on April 1, and leasing is ongoing. The grand opening celebration will coincide with the National’s home game against the Mets.

F1RST was designed by Hickok Cole Architects and co-developed by McCaffery Interests, which also provided construction, leasing and property management for the project. Bethesda-based Clark Enterprises is an equity partner in both the residential and retail components.

The project, which began construction in mid-2015, received a $90 million construction loan from Capital One Bank.
