DAUM Closes 200 KSF CA Industrial Lease

United Exchange Corp., a global manufacturer of consumer goods, signed an 87-month lease at a newly built warehouse in Rialto, Calif., and will be relocating from it's Cerritos, Calif., facility.

DAUM Commercial Real Estate Services has signed United Exchange Corp. to an 87-month lease at a new industrial distribution warehouse facility in Rialto, Calif. United, a global manufacturer of consumer goods, will be relocating from its current 100,000-square-foot facility in Cerritos, Calif., to occupy 200,845 square feet at the new development. 

Located at 1552 North Adler Ave., the facility features 32-foot minimum warehouse clearance, 24 dock high loading doors and a 185-foot secured truck court. Other major tenants include Amazon, LG Corp., Lifetime Brands, Apple, Target and Niagara Water. The property is within close proximity to interstates 210, 15 and 10. 

 “This was a prime opportunity for United Exchange to occupy a brand new facility in the Inland Empire,” said Gus Andros, an executive vice president in DAUM’s Inland Empire office, in a prepared statement. “This property offers the benefits of state-of-the-art design and amenities, and by pre-leasing the warehouse, the tenant is able to implement its own internal improvements to the building as it is being completed.”

Andros worked with Rudy Lara, an executive vice president in DAUM’s South Bay office, to complete the lease. The landlord, Panattoni Development Co., was represented by David Nguyen and Michael Chavez of Lee & Associates, as well as Mark Zorn of Colliers International.

Just last week, DAUM negotiated an eight-year lease of a 68,394-square-foot freestanding industrial facility in Corona, Calif.
