D.C. office metrics display uncertainty
As of June, Washington, D.C.’s average office listing rate dropped 1.7 percent year-over-year, clocking in at $40.62 per square foot. The figure stood below the values registered by other gateway markets, including Los Angeles ($48.38 per square foot), Boston ($47.85 per square foot) and Manhattan ($72.02 per square foot), but above the metrics recorded by Chicago ($28.39 per square foot). During the same month, the office vacancy rate in the U.S. capital dropped 50 basis points on a trailing 12-month basis to 19.3 percent, yet stood higher than the national figure of 17.7 percent, according to a recent Yardi Matrix report.
In one of the largest deals in the metro in the first half of the year, international law firm White & Chase committed to 196,000 square feet at 1701 Pennsylvania Ave. NW. The company will occupy 12 floors at Grosvenor’s property starting in 2029.
