Crow Holdings JV Kicks Off East Dallas Project

The development is expected to come online in late 2022 or early 2023.

A joint venture between Creation Equity and Crow Holdings Capital has broken ground on Mesquite 635, a development totaling 555,790 square feet of Class A industrial space in Mesquite, Texas.

LGE Design Build, Creation’s sister company, will build and design the three-building park that will take shape on more than 38 acres at the southeast corner of Interstate 635 and Highway 80.

The developers have selected Stream Realty Partners to market Mesquite 635. The leasing team includes Managing Director Matt Dornak and Vice President Ryan Wolcott.

Mesquite 635 will serve a substantially undersupplied submarket within East Dallas, Dornak said in prepared remarks. The development will target tenants looking for industrial space ranging between 35,000 and 555,000 square feet. Mesquite 635 is expected to come online in late 2022 or early 2023.

Another team led by Dornak is in charge of marketing CORE45, a 1.6-million-square-foot industrial development in Wilmer, Texas. The two-building project is also anticipated to have an early 2023 delivery.

The plan for Mesquite 635

The industrial complex will have two facilities with rear load configurations and a front-load warehouse aimed at tenants that require a storefront as well as those active in the e-commerce sector. Both rear-load-designed structures, the 159,728-square-foot Building A and the 156,144-square-foot Building B will feature a 32-foot clear height. Building C, encompassing 239,918 square feet, will have a 36-foot clear height.

All three structures will include ESFR fire sprinklers, a 250-foot minimum building depth and 185-foot truck courts. Mesquite 635 will offer a total of 118 dock-high doors, five oversized ramps, 110 trailer parking stalls and ample car parking with 582 spaces.

The complex will be less than 13 miles from downtown Dallas, within 20 miles of Dallas Love Field Airport and some 32 miles away from Dallas-Fort Worth International Airport.
