Corporex Breaks Ground on $80M Fitzsimons Village Hotel-Office Complex

Commercial real estate developer Corporex on Wednesday broke ground on its Fitzsimons Village, an $80 million hotel-office complex in Aurora, Colo.’s Fitzsimons Life Sciences District.

Phase one of the 32-acre mixed-use development will entail a Class A six-story 160,000-square-foot office building with 16,000 square feet of ground-floor retail, as well as a 153-room Marriott Springhill Suites hotel and structured parking.

Ultimately Fitzsimons Village will feature 550,000 square feet of office space, 130,000 square feet of retail, 380 hotel rooms and more than 850 residential units.

“This project represents the single largest private development of its kind in Colorado this year,” Corporex president and COO Thomas Banta said at the groundbreaking. “The loan infrastructure has not been done in the state of colorado since the bond market collapse in August 2008.”

The project’s first tenant will be the Children’s Hospital, which will house ancillary services when comnpleted in 2011. Other tenants include the University of Colorado Hospital and the planned Veteran’s Administration hospital.
