Core5 Inks 417 KSF Lease at TX Logistics Center

Online retailer VMInnovations will occupy more than half the space at Core5 Logistics Center at Wintergreen starting in August of this year.

Core5 Industrial Partners has arranged a new lease at its Core5 Logistics Center at Wintergreen location in South Dallas. VMInnovations, an online retailer that sells a variety of brand-name products, agreed to occupy 416,891 square feet to serve as the company’s order fulfillment location. The tenant is scheduled to move into the space in August. 

The facility is located on a 43-acre site in Hutchins, Texas, at 1200 W. Wintergreen Road. The building features 36-foot clear ceiling heights and parking for 211 trailers and 360 cars. The 754,897-square-foot property has a remaining 337,406 square feet available for lease. This lease marks the first for Core5 in the Dallas market. 

Managing Director Mark Collins and Executive Managing Director Adam Campbell of Cushman & Wakefield represented VMInnovations in the lease negotiations. Executive Vice President Matt Elliott of NAI Robert Lynn represented Core5. 

“With immediate gateway access to north and southbound travel, the site has excellent access to the DFW metro’s major thoroughfares—interstates 45, 20 and 35E—which are used for both local and regional distribution,” said John Leinbaugh, vice president investments for Core5, in a prepared statement. 

Last month, Core5 Industrial Partners sold a $36.7 million newly constructed industrial asset near Atlanta to Empire Distributors, a beverage distributor. The built-to-suit property comprises 601,350 square feet.
