The Class A 3 Waterway Square Place will soon begin construction, following Nexeo Solutions’ signing of a lease for the building’s top three floors. Nexeo Solutions, a newly independent company formed from the distribution division of Ashland Inc., will be moving its executive offices to the Woodlands and will occupy a total of 64,026 square feet of office space in the new building. Until construction on the 3 Waterway Square is complete, Nexeo will occupy nearly 45,000 square feet in temporary offices at 9303 New Trails Drive and 1400 Woodloch Forest Drive. According to an official release, Dan Bellow, Beau Bellow and Diana Dunlap of Jones Lang LaSalle Inc. represented Nexeo Solutions. Robert Parsley and Norman Munoz of Colliers International represented developer The Howard Hughes Corp.
The nine-story 3 Waterway Square Place will be located at the corner of Lake Robbins Drive and Woodloch Forest Drive—in the heart of The Waterway Square District. Based on its location, the office building, which will total approximately 192,000 square feet, will benefit from amenities of The Waterway Square District that include retail, restaurants, hotels and entertainment venues. At the center of the district is Waterway Square, a one-acre public plaza featuring The Fountains at Waterway Square, unique multiple water features that are choreographed to music, with colored lights at night.
Developed by The Woodlands Development Co.—an entity affiliated with the Howard Hughes Corp.—and designed by Boston-based Elkus Manfredi, the office building is slated for completion in early 2013.
