Conor Commercial Real Estate, a member of The McShane Cos., delivered the build-to-suit, 145,200-square-foot facility for AMS Mechanical Systems, a mechanical contracting firm, which is relocating from Burr Ridge, Ill. NAI Hiffman represented AMS in the pre-sale agreement, while Newmark Knight Frank led the negotiations on behalf of Conor Commercial.

The building is part of the Union Pointe industrial business park in Woodridge, Ill., which is also home to other corporations such as Edward Don & Co., Orbus Exhibit & Display Group and Kellogg Co. The property is situated on an 11-acre parcel close to Interstates 355 and 55 and offers a mix of office and warehouse space. McShane Construction Co. and Ware Malcomb provided the design and construction services.
The two-story, 31,000-square-foot office component features an atrium lobby, open and private offices, conference rooms and an employee break room. The warehouse space has 32-foot clear heights and it includes five dock doors, seven drive-in doors and an ESFR sprinkler system. In addition, the property offers a parking lot which can accommodate 14 trailers and 148 vehicles.
NAI Hiffman’s Executive Vice President Chris Gary and NKF’s Executive Managing Director Brian Carroll and Director Jim Cummings brokered the pre-sale agreement. NKF also recently conducted another transaction of a mixed-use facility in Woodridge, Ill.
