Clarion Partners Lands Tenant at Dallas Tower
Cushman & Wakefield represented the landlord.

Balfour Beauty has leased 35,139 square feet at One Victory Park, a 435,606-square-feet, office building in uptown Dallas. Cushman & Wakefield oversaw the deal on behalf of the owner, Clarion Partners, while CBRE and Lee & Associates represented the tenant.
Clarion Partners acquired One Victory Park almost ten years ago from Hines Interests, according to Yardi Matrix information.
Located at 2323 Victory Ave., the building came online in 2007 on 2 acres within the mixed-use Victory Park. It sits just off Interstate 35E and Texas State Highway Spur 366. The DART commuter rail is within walking distance.
Floorplates at the 20-story tower average about 29,000 square feet. Amenities comprise a fitness center, a 6,200-square-feet conference area and full concierge services. Additionally, the building features a multi-level, 1300-space parking structure. One Victory Park is also LEED Gold-certified. The tenant roster includes EY, HF Sinclair and PlainsCapital Bank.
Cushman & Wakefield Vice Chair Matt Schendle and Director Carrie Halbrooks represented the owner, while Principal Andrew Cheney of Lee & Associates, alongside Vice Chairman Phil Puckett and Executive Vice President Harlan Davis of CBRE served as the tenant’s representatives.
A cautious approach to office sector
Clarion Partners was second in our top commercial real estate owners ranking last year, with a portfolio totaling 290 million square feet across all sectors. Compared to 2024, the firm has minimized liability mostly in the office market.
Its current national portfolio comprises 57 office assets spanning 7.3 million square feet. Its office collection is valued at $3.7 billion. A few months ago, Clarion Partners disposed of an office building in midtown Manhattan for $133 million—almost half the price it paid in 2018 for the asset. Eastdil Secured oversaw the deal.
