CBRE Secures Financing for Silicon Valley Asset

CBRE, on behalf of Vista Investment Group, negotiated a $25.5 million non-recourse loan for Valley Creative Center in San Jose, Calif. The 167,000-square-foot office/R&D campus is located in the heart of Silicon Valley's Golden Triangle.

CBRE Capital Markets secured $25.5 million in financing from Life Co. for Valley Creative Center, a six-building, 166,928-square-foot office/R&D portfolio in San Jose, Calif. Brad Zampa, Michael Walker, Megan Woodring and Taylor Shepard with the firm’s San Francisco office arranged the non-recourse financing on behalf of the borrower, Vista Investment Group.

Current Upgrades

Valley Creative Center is located in the heart of Silicon Valley’s Golden Triangle, at the intersection of Zanker Road and Charcot Avenue just off Interstate 880. The property is fully occupied by twelve tenants in tech industries, including TP-LINK, BioNex Solutions and Comba Telecom. Vista Investment Group is currently renovating the campus. Upgrades include new landscaping, outdoor amenity areas and a signage package.

“We expect the deal to be a long-term successful investment for Vista,” said Jonathan Barach, president of Vista Investment Group, in prepared remarks.
