CBRE Arranges Sale of FL MOB

Located at 4800 North Federal Highway, the 13,851-square-foot property offers convenient access to Sample Road, E. Hillsboro Boulevard and S. Ocean Drive.

CBRE has fixed the $2.7 million sale of 4800 Medical Center, a fully leased health-care facility in Fort Lauderdale, Fla. Located at 4800 North Federal Highway, the three-story property spreads across a 0.4-acre parcel.

The Holy Cross Hospital, Overlook Pointe Luxury Apartments, Capital Bank, Ripon Food Market, Lighthouse Point Gym, Exxon, Acacia Animal Hospital and Alvatour Vacations are all located nearby. The 13,851-square-foot property offers easy access to Sample Road, N. Dixie Highway, S.E. 10th Street, E. Hillsboro Boulevard and S. Ocean Drive.

CBRE Senior Vice President David Wigoda and Sean Kelly, financial analyst, represented the Fort Lauderdale General Employees’ Retirement System in the negotiations. “The building’s location along federal highway across from Holy Cross Hospital made it a very attractive opportunity to numerous local investors,” said Wigoda in prepared remarks. “Ultimately, the high volume of interest and demand we encountered led to the building selling for the full asking price.”

In another recent deal, CBRE/New England arranged the $1.8 million sale of 1635 Mineral Spring Avenue, a Class B medical office building in North Providence, R. I., on behalf of 1635 Mineral Spring Avenue LLC.
