Brookfield Lands 500 KSF Tenant in Metro Dallas

Passport Logistics Center – Building 200

Good Sportsman Marketing has inked a new lease at Brookfield Properties’ Passport Logistics Center in Irving, Texas. The company will occupy Building 200, a 494,238-square-foot facility within the Class A business park, which totals more than 1.2 million square feet. Stream Realty Partners represented both tenant and landlord.

Brookfield acquired the three-building Passport Logistics Center in September 2020, from its developer Dalfen Industrial. The owner financed the purchase with a $54.8 million acquisition loan funded by First National Bank of Omaha, public records show.

Located at 2701 W. Rochelle Road, Passport Logistics Center – Building 200, as all three buildings stretch across land that is under a 40-year ground lease agreement with the Dallas-Fort Worth International Airport, according to CommercialEdge data.

The 2020-built business park features a total of 218 dock doors, 10 drive-in doors and ample parking with 1,020 car parking spots along with 347 trailer spaces. Passport Logistics Center – Building 200 is equipped with an ESFR sprinkler system, provides 36-foot clear heights and a truck court between 130 and 140 feet.

Passport Logistics Center is some 3 miles south of Dallas-Fort Worth International Airport, next to the Gateway Logistics Center, with notable tenants including HelloFresh. The property offers major street exposure to state routes 161 and 183, while downtown Dallas is 16 miles away.

Leasing activity in the Metroplex

Recently, CIM Group fully leased Junction 20/35, a 1.1 million-square-foot industrial facility in Fort Worth, with the addition of HGR Industrial Surplus to the campus’ tenant list.

Stream Realty Partners facilitated several deals across the Dallas-Fort Worth metro recently. FlexXray renewed its 55,624-square-foot lease at Midpoint I-20 Distribution Center in Arlington. LINK Industrial Properties also added to its tenant roster at 11111-11125 Zodiac Lane in Dallas, with Store Display Fixtures leasing a 43,407-square-foot space.
