Avison Young Leases 45 KSF at Manhattan Office Tower

Avison Young has secured four lease transactions totaling roughly 45,700 square feet at 1140 Avenue of the Americas, a 250,000-square-foot office tower in Midtown Manhattan. The company’s Principal Todd Korren, Senior Director Brooks Hauf and Associate Peter Johnson worked on behalf of the owner, New York City REIT, which acquired the asset back in 2016. An affiliate of Blackstone Real Estate Partners VI sold the tower for $180 million.

Avison also arranged the launch of a new concierge service and the introduction of a new amenity center. The company was named the exclusive leasing agent for the Class A property, which includes a 12,750-square-foot lease for Vatic Labs, a 12,750-square-foot lease extension and expansion for Almanac Realty Investors, a 12,750-square-foot lease extension for PSL Group and a 7,466-square-foot lease renewal for Grace Beauty.

Located at the corner of 44th St., the office property offers convenient access to various restaurants, shopping and entertainment venues including Bryant Park, Madame Tussauds New York, Radio City Music Hall, Starbucks, Tony’s Di Napoli and STK Midtown. The 22-story building features a lobby with 23-foot ceilings, French limestone floors, outdoor terraces and full and partial floor pre-built office suites. According to Yardi Matrix data, 1140 Avenue of the Americas includes more than 7,500 square feet of retail space.
