AFIAA Inks First Lease at 125 W. 25th St.

In a deal brokered by JLL, Mohawk Carpet Distribution Inc. leased 11,859 square feet at the freshly refurbished New York City office building.

International flooring manufacturer Mohawk Carpet Distribution Inc. recently announced it will occupy the entire sixth floor at 125 W. 25th St. The 10-year, 11,859-square-foot lease was fronted by JLL vice chairmen Mitchell Konsker and Matthew Astrachan and Vice President Adam Haber. CBRE’s Derrick Ades, senior vice president, and Jared London, associate, acted on behalf of the tenant.

The 138,021-square foot, Class A structure in Manhattan was built in 1906 and initially served as a warehouse. AFIAA acquired the 12-story asset in December for a reported $153.3 million, while it was undergoing a massive $20 million redevelopment conducted by Mancini Duffy architects. The tower boasts glass panels and exposed brick walls, 15-foot ceiling heights, 11,600-square-foot floor plates, renovated façade, a 3-story lighted glass curtain wall, new lobby, elevators and windows, modern HVAC and electrical distribution systems and a rooftop office.

The creative office building is LEED Gold and features a reconfigured core to maximize energy efficiency. According to the property’s website, the lower levels encapsulate 15,200 square feet of retail space and availabilities throughout the high-rise range from 7,372 to 11,859 square feet.

Located in Midtown’s Chelsea neighborhood, the asset is in close proximity to multiple retailers, restaurants, hotels, art galleries and fitness centers. It is also steps away from Penn Station, multiple subway lines and trains. Tenants include Shiki Tour Services and Peloton, which spreads across the entire eighth and ninth floors, Yardi Matrix data shows.

The new showroom and office is located in a thriving and vibrant area that offers convenient access to Mohawk’s design and architectural customers,” Mohawk Group Regional Vice President Fred Zebro said in prepared remarks. “The completely renovated building is now state-of-the-art and adds a dimension to our sales and marketing strategy that is second to none,” he added.
