Grover Corlew has paid $69.7 million for 200 E. Broward Blvd., a Class A office landmark in downtown Fort Lauderdale, Fla.

BridgeInvest provided a $63.4 million acquisition loan, according to Broward County public records.

Banyan Street Capital sold the asset for nearly 15 percent below its previous sale price. The company acquired the property from TA Realty for $81.5 million nine years ago, according to Yardi Matrix information.

JLL represented the seller and arranged the debt financing.

The buyer plans to invest $20 million in improvements over the next two years. Upgrades will include modernizing the elevators and main lobby, adding an amenity deck with a fitness center and conference facilities, and other renovations to enhance the tenant experience.

Located at 200 E. Broward Blvd., the high-rise is in Fort Lauderdale’s central business district. The 21-story property occupies 1 acre near residential high-rises, hotels, restaurants and cultural venues along Las Olas Boulevard, a main city thoroughfare. Fort Lauderdale-Hollywood International Airport is 4 miles away, while downtown Miami is roughly 29 miles south.

Completed in 1992, the building features a rose granite and limestone exterior and has been part of the city’s downtown skyline for more than three decades. It features 16,500-square-foot floorplates, six passenger elevators, a conference center, an on-site café and shuttle service to the Broward County courthouse and Brightline station. The Energy Star-rated property also has an eight-story parking garage with nearly 450 spots.

JLL’s Senior Managing Director Hermen Rodriguez and Managing Director Ike Ojala represented the seller. JLL’s Senior Managing Director Paul Stasaitis arranged the financing.

Recent activity across Grover Corlew’s office portfolio

The transaction adds to the company’s growing office and residential portfolio across Broward County. In Deerfield Beach, Fla., it owns Hillsboro Center, a campus acquired in 2019. Over the past three years, the owner invested $10 million to renovate and reposition the asset. In July, Grover Corlew secured a $30 million refinancing agreement for that office park. The note replaced a previous loan issued by the same lender.

Elsewhere in its portfolio, the company landed Venture X as a tenant at Mayla Pompano, its mixed-use redevelopment project in Pompano Beach, Fla. The flex office operator will open a 20,000-square-foot coworking space at 2335 E. Atlantic Blvd., a renovated office building within the larger Mayla Pompano project, set to include retail, office and luxury residential space.

Fort Lauderdale’s shifting office fundamentals

During the third quarter of 2026, Fort Lauderdale’s office sector recorded positive net absorption for the first time since the end of 2024, according to a recent JLL report. This helped lower the vacancy rate to 16.8 percent, though it remained above the 16.3 percent recorded a year earlier.

Leasing activity spanned multiple submarkets and deal types, though JLL reported that tenants favored Class A properties. The quarter’s largest deal was the 56,300-square-foot renewal signed by the U.S. General Services Administration in Plantation, Fla. Meanwhile, Fort Lauderdale’s average asking rent rose to $50.07 per square foot, up 3.2 percent year-over-year. JLL forecasts further growth in asking rents, though the metro will need sustained tenant demand through 2027 to absorb existing and upcoming office space.
