Top 5 Office Transactions in Nashville

The Music City's office sales volume reached $555 million at the end of August 2026.

Office investment activity in Nashville, Tenn., remained subdued through the first eight months of 2026, Yardi Matrix data shows. Nationally, office transaction volume reached $42.7 billion year-to-date through August, slightly above the level recorded during the same period last year. Meanwhile, average sale prices per square foot continued to decline, pointing to softer pricing despite higher investment volume.

Nashville office sales totaled $555.2 million through August, placing the metro near the bottom of the top 25 U.S. office markets. Pricing, however, told a different story. Properties traded at an average of $405 per square foot, well above the $205 national figure. Nashville ranked fifth nationwide by average sale price, maintaining its position among the most expensive office markets since the second quarter.

The following are Nashville’s five largest office sales year-to-date through August. Together, these transactions totaled $484 million, accounting for 87 percent of the metro’s overall investment volume.

The largest deal of the year through August was Drawbridge Realty’s $255 million purchase of Bridgestone Tower, a 522,000-square-foot high-rise in the city’s downtown. The transaction closed in May and represented Drawbridge’s entrance into the Nashville office market.

Highwoods Properties sold the Class A property at $488.50 per square foot, one of the highest prices recorded for a conventional office asset in Nashville’s history.

The buyer, through its partnership with KKR-backed Global Atlantic Financial group, secured a $468.8 million acquisition loan on for the deal, Yardi Matrix information shows.

Bridgestone Tower is located at 200 Fourth Ave. S., near Bridgestone Arena and Music City Center. Rising 30 stories and standing 460 feet tall, the building ranks as Nashville’s seventh-tallest skyscraper. It features 8,000 square feet of ground-floor retail space, 1,150 parking spots spread across a 16-level garage and a LEED Gold certification.

Highwoods completed the tower in 2017 as a build-to-suit project for Bridgestone Americas, the largest subsidiary of Bridgestone Corp. Since then, the building has served as the headquarters for several divisions of the company’s U.S. operations.

The building stands on the former site of Music City Recorders, a recording studio owned by Scotty Moore, Elvis Presley’s longtime guitarist. Named in his honor, the property features 1970s-inspired design elements that pay tribute to Nashville’s musical heritage.

The Moore Building rises 16 stories and includes 27,500-square-foot floorplates, 8,500 square feet of ground-floor retail space and 693 parking spots across five levels. TikTok is the anchor-tenant at the property, occupying 143,000 square feet for its regional headquarters.

Montecito Medical Real Estate sold the property at 4588 Carothers Parkway for $40 million, a 300 percent increase from its previous sale price of $10 million in 2023, when Provision Healthcare was the seller.

The facility opened in 2018 as Provision CARES Proton Therapy Center, developed through a partnership between Provision Healthcare and Scott Hamilton’s CARES Foundation.
