Mohr Capital Sells 1.1 MSF Indianapolis-Area Facility
The property was rebuilt in 2023 after being hit by a tornado.

Mohr Capital has sold Lot 6 at Mohr Logistics Park, a nearly 1.1 million-square-foot industrial facility in Whiteland, Ind. The company continues to own the remainder of the 475-acre campus, which is being developed as a major logistics hub south of Indianapolis.
Global power solutions company Cummins has occupied the entire building since 2024. Located at 5741 N. Graham Road, the property is just off Interstate 65, about 2 miles from downtown Whiteland and 18 miles from downtown Indianapolis. The facility is also roughly 26 miles southeast of Indianapolis International Airport, providing access to a major regional transportation hub.

Delivered in 2022, the building was hit by an EF-3 tornado the following year. Mohr Capital and its construction partners began rebuilding shortly afterward, completing the work in approximately six months.
Building 6 is a cross-dock warehouse and distribution facility with 40-foot clear heights. The property features four drive-in doors, 120 dock-high loading doors, 140-foot truck courts and 572 parking spaces.
Mohr broke ground on the master-planned logistics park in June 2020. At full build-out, the campus is expected to comprise 10 standalone facilities totaling roughly 7 million square feet. The development represents the largest industrial park built in the Indianapolis area in 15 years and continues to expand the metro’s inventory of large-format logistics space.
Indy’s sales volume stays muted
Indianapolis’ industrial investment volume totaled $653 million year-to-date through July, according to a Yardi Matrix industrial report, placing the metro near the lower end of the largest U.S. markets. Properties traded for $93 per square foot on average, below the $140 national average but roughly in line with regional pricing.
Despite the relatively modest sales volume, several sizable portfolio trades have closed in the metro this year. One of the largest was EQT’s sale of a six-building industrial collection to MLG Capital. The portfolio totals 954,072 square feet and was 90 percent leased at the time of the transaction.
