Exclusive: LA Industrial Asset Scores $73M Refi
The park debuted nearly 50 years ago.

Borstein Enterprises has obtained a $72.5 million note for Alameda Business Centre, a 507,000-square-foot industrial campus consisting of four buildings in Los Angeles, according to Yardi Matrix. Bank of America issued the loan.
The park includes 24 suites ranging between 9,860 and 29,800 square feet. Alameda Business Centre debuted between 1978 and 1979. Sterling Industrial President Arnie Blumberg has provided listing broker services for the property since then.
Located on nearly 19 acres at 2501 S. Alameda St., the park is roughly 4 miles south of downtown Los Angeles and less than 1 mile from Interstate 10. The buildings’ rear units are rail-served.

As of March, Borstein’s commercial portfolio consisted of more than 1.7 million square feet of income-producing properties. The firm is active across Southern California with a focus on industrial assets.
Industrial debt flow continued unabated earlier this year
Industrial loan originations grew 23 percent during the first half of 2026 compared to the same period of last year, marking the best performance since 2022, according to the Mortgage Bankers Association’s quarterly survey. Whether the momentum carries into the second half remains to be seen as the Fed’s fight against inflation just resulted in the first rate hike since 2023.
Los Angeles’ sturdy industrial market fundamentals, characterized by a modest pipeline and declining vacancy, continued helping lenders underwrite new debt earlier this year. One notable financing deal closed in April when PGIM issued a $70.1 million loan for Majestic Realty’s 1.3 million-square-foot warehouse in City of Industry, Calif., Yardi Matrix shows.
