CIM Group Cashes In $78M for DC Office Campus

The buyer sold several assets in recent months to complete this acquisition.

Finmarc Management has purchased Highline at Greensboro, a 460,000-square-foot Class A office campus in Tysons Corner, a major office submarket in the Washington, D.C., suburb of McLean, Va.

CIM Group sold the property for $77.5 million. Cushman & Wakefield brokered the deal on behalf of the seller, while Kelley Drye & Warren served as legal counsel to Finmarc and Metropolis Capital Advisors arranged the debt financing.

CIM Group had previously bought the office campus in January 2025 from American Real Estate Partners, for $148 million, according to Yardi Matrix data. Previously, in 2022, CIM Group issued a refinancing loan in the same amount for the property, but AREP defaulted on it.

Finmarc’s acquisition came as a result of recent dispositions of other commercial assets across its portfolio. More specifically, over the past six weeks, the company completed the sale of an 83,000-square-foot flex office building and an adjacent 6.4-acre parcel within Park East Corporate Center in Chantilly, Va. The company also sold Capital Marketplace—a 383,000-square-foot, super-regional shopping center in Raleigh, N.C.—and the 118,000-square-foot Festival at Manassas shopping center in Manassas, Va. Finmarc plans to continue its disposition activity over the next two to three months as it looks to acquire between $250 million and $300 million in assets.

Cushman & Wakefield Vice Chairman Paul Collins and Director Kevin Sidney worked on behalf of CIM Group, while Kelley Drye & Warren Partner Aaron Rosenfeld represented Finmarc in the transaction. Metropolis Capital Advisors Founder & Co-CEO Cliff Mendelson assisted Finmarc in the debt placement.

A closer look at Highline at Greensboro

Featuring two 10-story buildings, Highline at Greensboro came online in 2001 at 8401 and 8405 Greensboro Drive. Its tenant roster features IBM, Greystar and NeuroStar TMS. New tenants include Mortgage One Solutions and TEGNA—which occupy 23,108 and 23,016 square feet of space, respectively. Other tenants include ASC Ortho Management Co., MIL Corp., Rappaport Management Co. and Body Contour Centers. The campus was 70 percent leased at the time of the sale. Cushman & Wakefield serves as leasing manager at the property.

Amenities include a tenant-only conference center with a 65-person capacity, a business lounge, on-site café, fitness center, day care facility and a 1,300-spot parking garage. While under its ownership, CIM Group invested $16 million in capital improvements, which targeted the lobby area, façade, elevators and common space.

The office campus is adjacent to the Spring Hill Metro Station and Virginia State Route 7. The property is also close to Virginia State routes 267, 694 and 123, which connect the area to downtown Washington, D.C., 15 miles southeast. Dulles International Airport is within 11.5 miles northwest. Additionally, the office campus is in proximity to more than 1,600 multifamily units, as well as several retail centers, which feature tenants including Whole Foods Market, Best Buy and Walmart Supercenter.

Finmarc’s portfolio includes four office buildings adjacent to Dulles International Airport, totaling 620,000 square feet. The company purchased the Dulles Corner portfolio in January 2025 for $51 million.
