Hillwood to Add 1.2 MSF at AllianceTexas
The spec industrial facility will come online next year.

Hillwood is set to start construction on Alliance Westport 12, a 1.2 million-square-foot industrial building in Fort Worth, Texas. The firm will break ground on the project later this month, with completion estimated for the first quarter of 2027.
Development partners include GSR Andrade Architects as architect of record and Westwood Professional Services as civil engineer. Bank of America is financing the project.
The building will rise within the developer’s AllianceTexas, a 27,000-acre master-planned, mixed-use development. Overall, the campus comprises 60 million square feet of completed and underway buildings, properties including residential, retail, office and industrial spaces.
Also this month, Hillwood will start construction on a private bridge connecting its industrial facilities within AllianceTexas to BNSF’s Alliance Intermodal Facility. The three-lane bridge is expected to come online by 2027.

Alliance Westport 12 will take shape at the northwest corner of Mobility Way and Distribution Drive. When complete, the building will have 40-foot clear heights, 192 dock doors, four drive-in ramps, a 2,500-square-foot speculative office component, 347 car parking spots and 273 trailer parking spots, with the option to include up to 564 parking spots. The facility will also feature EV charging stations.
Alliance Westport 12 will provide easy access to Interstate 35 West and Perot Field Fort Worth Alliance Airport. Downtown Fort Worth is 19 miles south of the site.
Hillwood’s AllianceTexas footprint
Hillwood’s properties within the master-planned park are dubbed Alliance Westport and cover more than 3,500 acres. They comprise more than 8 million square feet of completed industrial and logistics space, but plans call for more than 17 million square feet at full build-out.
The firm currently has four other speculative industrial buildings in the works within the larger AllianceTexas development, totaling more than 3.4 million square feet. Two of them, the 798,494-square-foot Alliance Westport 15 and the 310,036-square-foot Alliance Gateway 34, broke ground in September. Both facilities are slated to come online this year.
Hillwood also partnered with SGS Studios for the creation of a 450,000-square-foot film and television production campus at the former Alliance Center East 2 and 3 buildings, both completed in 2024. The location is 2 miles from Perot Field Fort Worth Alliance Airport.
DFW industrial construction tops charts
The Dallas-Fort Worth’s industrial development activity reached new heights in 2025. The metro’s pipeline led all U.S. markets as of December, according to a recent Yardi Matrix report.
There were 30.1 million square feet of space underway in The Metroplex at the end of last year, accounting for 2.9 percent of its existing stock. A significant number of projects, totaling 24.9 million square feet, started construction in 2025, while completions amounted to 21 million square feet.
