Trammell Crow Launches 1 MSF Industrial Park

At full build-out, the project will include five buildings.

Trammell Crow Co. has begun construction on West 101 Logistics Center, its latest project in Phoenix. Upon completion, the industrial park will total more than 1 million square feet across five buildings. An estimated delivery date for the development has been set for next summer.

Building sizes will range between 169,992 square feet and 311,853 square feet. Four out of the five buildings will have a 32-foot clear height, but Building 3, the largest facility on the campus, will have a 36-foot clear height. The site will also offer a mix of rear, front and cross-dock loading to accommodate diverse logistics operations.

Each building will include ample parking, spec office space, LED lighting, grade-level doors and HVAC systems. All five facilities will be available for sale or lease, with CBRE handling marketing and leasing efforts. La Caisse (formerly CDPQ) is providing project debt financing.

Driven by distribution facility demand, this year’s second-quarter net absorption reached 4.4 million square feet, according to the latest CBRE Phoenix industrial report. The data shows vacancy rates declined, boosted by an uptick in tenant activity. This strong demand has prompted Trammell Crow to pursue the project as the area is becoming an industry hub, according to Vice President Brady Maus’ prepared remarks.

Located along Arizona State Route 101 and East Indian School Road, the site is within 12 miles from the Phoenix Sky Harbor International Airport and just over 17 miles outside downtown Phoenix. With its location along Loop 101, the property is connected to other Arizona cities, including Glendale, Mesa and Scottsdale.

Trammell Crow’s projects

Trammell has developed or acquired 3,000 buildings since its foundation in 1948. As of March, the company’s project pipeline was valued at $12.8 billion. In July, Trammell announced the start of construction for a two-building 804,283-square-foot industrial facility in Socorro, Texas. Developed in partnership with Barings, the project is scheduled to come online in July 2026.

Last week, Trammell started construction on another industrial development in Canby, Ore., with Affinius Capital. Upon completion in early 2027, Sequoia Logistics Center will total nearly 800,000 square feet.
