Cybersecurity Firm Expands Durham Footprint
The tenant signed its first lease in the building last year.
Autonomous endpoint management firm Tanium has expanded its footprint at Northwood Ravin’s 555 Mangum in Durham, N.C., by 23,000 square feet, bringing its office space at the property to a total of 48,000 square feet. The tenant had initially leased 25,000 square feet in 2024 and, with the current expansion, will occupy another full floor.
Tanium is expected to move into its new space early next year. JLL arranged the lease on behalf of the cybersecurity company.
July saw average listing rates across the U.S. rise 3.3 percent year-over-year to $32.72 per square foot, according to the latest Yardi Matrix office report. Vacancy rates stood at 19.4 percent nationwide during the same month, reflecting a 130-basis-point increase compared to the same period last year.
The LEED-certified 555 Mangum
The property at 555 S. Mangum St. came online in 2020 in downtown Durham. Rising 11 stories, the 234,000-square-foot the office building features a rooftop lounge and restaurant, outdoor courtyard, fitness facility and bike storage. Besides Tanium, the tenant roster includes Pacific West Bank, Law Offices of James Scott Farrin, Spaces and Heelstone Energy, according to Yardi Reseach Data information.
The mid-rise is just off Durham Freeway, overlooking the Durham Bulls Athletic Park. The office building is also near the DPAC theater and the Durham County Courthouse.
JLL Managing Directors Matt Winters and Kimarie Ankenbrand worked on behalf of Tanium in securing both the initial lease, as well as the most recent expansion at 555 Mangum.
