Domino’s Lands $60M for Ann Arbor Campus

The property came online in six phases.

Domino’s has obtained a $60 million financing package for Domino’s Farms, its 939,774-square-foot campus in Ann Arbor, Mich., according to Yardi Research Data. The company’s global headquarters is located within the campus. Nationwide originated a $35 million loan and Comerica Bank provided a $25 million note.

Both loans are set to mature in August 2032. Previous financing included $76.7 million in funding from Comerica Bank in September 2011, Washtenaw County records show.

Located at 24 Frank Lloyd Wright Drive, the four-story property is close to Highway 23 and 2 miles from the University of Michigan – North Campus. Downtown Ann Arbor is 5 miles away, while downtown Detroit is 34 miles west.

Designed by Gunnar Birkerts in the style of Frank Lloyd Wright, the low-rise broke ground in 1984, with the sixth and final phase coming online in 2005. The building serves as Domino’s headquarters, but is also leased to an additional 50 tenants, including the University of Michigan and the Hope Foundation, among others, Yardi Research Data shows.

The property also has warehouse, kitchen and museum spaces, along with a petting zoo and a bison farm. Additionally, there is a 55,000-square-foot building on the campus occupied by Ann Arbor Public School’s district offices.

Amenities also include outdoor dining and seating areas, as well as 5,000 square feet of retail space, 2,800 parking spaces and 10 passenger elevators.

Year-over-year growth in office loan originations

As of the second quarter, office loan originations increased 140 percent year-over-year in dollar volume, according to a Mortgage Bankers Associations report. However, this figure was 18 percent lower compared to the first quarter of 2025.

In one of the largest deals of this year, Blackstone obtained an $850 million CMBS loan to acquire a 49 percent stake in Fisher Brothers’ 1345 Avenue of the Americas. The 1.9 million-square-foot office tower is in Midtown Manhattan.
