Raleigh Office Building Nearing Full Occupancy

Completed earlier this month, Wade IV is the newest addition to the four-building, mixed-use campus dubbed the Offices at Wade.

Avison Young has secured a new lease at Wade IV, a recently completed Class A office building totaling 104,000 square feet in Raleigh, N.C. The tenant, TierPoint, will consolidate all the company’s Research Triangle locations into the new 26,789-square-foot space and is expected to take occupancy in February 2018.

Located at 5444 Wade Park, the four-story property was completed earlier this month and will begin to seek LEED Gold certification. Developed by a partnership between Dominion Realty Partners and PGIM, Wade IV is part of a four-building, mixed-use campus known as the Offices at Wade.

Tenant fit-out underway

Avison Young Principal Arnold Siegmund and Vice President Carlo DiGiorgio represented the landlord, while CBRE Senior Vice President John Daly worked on behalf of the tenant in the lease negotiations.

“Wade IV is a great addition to the Park which continues to attract businesses desiring to be in a centrally located, mixed-use setting. We’re pleased to be delivering the building at 70 percent occupancy, and now that the building is complete, tenant fit-out work is underway,” said Andy Andrews, CEO & president of Dominion Realty Partners, in prepared remarks.

TierPoint is a national provider of hybrid IT solutions and—once the relocation is complete—the new space will house approximately 160 employees in sales, engineering and administrative positions. Following this lease, the building has 31,500 square feet of remaining available office space.

The location provides access to major thoroughfares including interstates 40 and 440, U.S. routes 1 and 70. The office campus is in close proximity of downtown Raleigh, Midtown, the Research Triangle Park, Raleigh–Durham International Airport, as well as the PNC Arena and NC State campus.
