JLL Facilitates Large Industrial Lease Deal in Azusa
A major brewing company is expanding in San Gabriel Valley.

JLL has arranged a new lease on behalf of Xebec with Lagunitas Brewing Co. for two buildings encompassing 254,840 square feet of space in Azusa, Calif.
The facilities, which are part of 10th Street Center, a new speculative three-building, 342,629-square foot industrial business park located on 21.6 acres at 1207 – 1223 10th St., will serve as the third production brewery for Lagunitas. The project’s initial capacity will be around 420,000 barrels per year.
Both the landlord and the tenant were represented in the transaction by JLL team members Paul Sablock, Nicole Welch and Peter McWilliams.
Located in the heart of the San Gabriel Valley, 10th Street Center provides immediate access to the I-210 and I-605 freeways, as well as nearby I-5 and SR-57 freeways. The property is also a gateway to major logistics hubs via the Ports of Los Angeles/Long Beach as well as Los Angeles/Ontario International Airport and Los Angeles International Airport. The center features 32-foot warehouse clearance, ESFR sprinklers, fully secured concrete truck courts and sustainable landscaping.
“Lagunitas was attracted to 10th Street Center because of its prime location, allowing it to grow and better serve its clients in the Southern California and the Southwest,” Sablock said in prepared remarks. “The property is located in one of the most business-friendly cities along major transportation corridors and featuring abundant skilled labor.”
Gretchen Sauer, COO of Xebec, added that water was another major driver in the deal coming to 10th Street Center. “Through its own utility provider, Azusa Light & Water has an abundant supply of water from the San Gabriel Mountains that the city was able to offer Laguintas,” Sauer added.
