Atapco Industrious in Prince George’s County

The Steeplechase 95 International Business Park in Prince George’s County is about to get bigger. Atapco Properties, a wholly owned subsidiary of American Trading and Production Corp. and the owner of the park, announced that it will soon start work on another industrial building in the Capitol Heights complex.

The Baltimore-based company did not reveal the cost of the project. It plans to start construction in July. Atapco’s new Class A industrial building will offer 61,200 square feet of space. Of these, 16,200 square feet are already pre-leased, according to the company. The remaining 45,000 square feet will feature a 130-foot truck court, 24-foot clear heights and an ESFR sprinkler system. Atapco has selected Ed Brady, of Chesapeake Real Estate, to market the space. It expects to finish the new industrial building by the second quarter of 2016.

Steeplechase 95 is a multi-phased mixed-use business park. Its location, on a 110-acre site off Exit 13 of the Capital Beltway, places it close to Washington, D.C., the Port of Baltimore and BWI Airport. The park includes 1 million square feet of office, industrial and flex space, as well as 16 acres of retail space. At the end of April, Atapco sold four Steeplechase 95 industrial buildings to Invesco Core Real Estate-USA and Restaurant Depot LLC for a total price of $50.6 million.
