Swire Reveals Shortlist of Contractors for Brickell CitiCentre Foundation

Brickell CitiCentre, likely the single-largest project currently under development in Miami, is now one step closer to fruition as developer Swire Properties recently announced the shortlist of contractors for the project’s foundation and underground parking garage.

Brickell CitiCentre, likely the single-largest project currently under development in Miami, is now one step closer to fruition as developer Swire Properties recently announced the shortlist of contractors for the project’s foundation and underground parking garage.

The contract, worth more than $100 million, will go to one of the four internationally-recognized finalists: Balfour Beatty; Bouygues Bâtiment International (through its local subsidiary Americabe Inc.) with John Moriarty and Associates of Florida; Turner Construction Company in partnership with Dragados USA; and Odebrecht with Facchina.

The four were selected from a total of 10 contractors through a competitive process that included a credential review, and each competitor had to present innovative approaches to engineering and construction of the underground garage—one of the most distinctive features of the overall project.

As part of the final selection, Swire will review each contractor’s proposed technique and pricing for construction of the parking garage, as well as strategies for managing traffic, workplace diversity and safety. Swire has encouraged all participants to seek out both union and non-union labor.

Brickell CitiCentre, a highly-ambitious project set in the very center of Miami’s Brickell financial district, calls for 520,000 square feet of shopping and dining, 800 condominium units, 243 hotel rooms, 93 serviced apartments, 3,100 parking spaces and two or three office towers on 9.1 acres of land located along South Miami Ave. between Eighth and Sixth Streets.

The project, planned as one of the nation’s largest urban, mixed-use, LEED for Neighborhood Development-registered projects, will generate up to 1,700 construction jobs and employ 3,700 after completion, having an estimated cost of $1.05 billion.

The winning contractor is expected to be notified in June in time for a groundbreaking later that month. The foundation and underground parking project will span seven acres, 24 feet below ground, and construction is expected to take approximately 18 months to complete.
