SL Green Realty Corp.’s 919 Third Ave. has achieved 100% occupancy after the New York State Office of General Services (OGS) expanded its lease by 66,106 square feet across the 46th and 47th floors. The 15-year expansion brings OGS’ total space to 117,390 square feet. The agency first moved into the building in November 2024.

CBRE’s Peter Larkin and Mark Bezold represented OGS, while Robert Alexander and Ryan Alexander handled the transaction for SL Green. Steven Durels of SL Green called the deal a “proud partnership supporting OGS’ growth.”

Other major tenants include Bloomberg L.P., which renewed and expanded its lease in October 2024 to 925,000 square feet across floors 2–18 and 28–33 through 2040. Additionally, Schulte Roth & Zabel holds a 15-year renewal signed in 2014, covering 283,894 square feet on floors 19–27 through 2036. Otherwise, mid-sized firm Mintz, Levin, Cohn, Ferris, Glovsky and Popeo signed a 20-year lease in 2021 for floors 37–39, as well as a partial concourse level (totaling 101,394 square feet). And, the iconic P.J. Clarke’s on the first floor continues to draw consistent foot traffic.

Midtown leasing through Q3 2025 totaled 4.2 million square feet, contributing to a Manhattan year-to-date total of 31.7 million square feet, according to Colliers via Crain’s New York Business. Financial services, tech, media and legal accounted for the lion’s share of Q3 activity, while AI startups are emerging as notable tenants.

Overall, Manhattan office availability stood at roughly 16.6%, which is below the national average of 18.7% per Yardi Research data. Trophy towers like 919 Third Ave. match the flight-to-quality trend, while older office inventory in Midtown continues to see conversion to residential. Meanwhile, asking rents averaged $68.98 per square foot in Manhattan. Office construction is also robust with 3.35 million square feet underway at the end of August 2025, trailing only Dallas among major U.S. markets.

The tower’s full occupancy is part of SL Green’s Manhattan office portfolio, which amounted to 30.7 million square feet as of June, according to the company’s Q2 report.
Designed by Skidmore, Owings & Merrill and completed in 1971, 919 Third Ave. underwent a $20 million renovation in 2022, upgrading the lobby, entrances and elevators. The building is certified LEED Gold, WiredScore Platinum and WELL Health-Safety.
